The following have already selected five of the seven available show lots: Brookstone Homes, Drees Homes, Maronda Homes, Potterhill Homes and newcomer Showcase Building & Design.
Show homes typically include numerous promotional upgrades provided by suppliers, which are included at no additional cost to the buyer. Show home prices have not yet been determined.
Gershom Grove is located at the end of Collegeview Drive (off of North Bend Road), less than a mile from the College Hill Business District. Once completed the new community will consist of 36 single family homes on tree lined, cul-de-sac streets. It is less than a quarter mile from Witherby Meadows, site of the successful 2014 CiTiRAMA®, which sold-out within one year after the show’s conclusion.
“Buying a CiTiRAMA® home has some distinct advantages including complimentary supplier upgrades and a generous property tax abatement. The resale value of a CiTiRAMA® home is typically higher than similar homes in a community”, said Dan Dressman, HBA Executive Director.
Homes built in the 2016 show qualify for the city of Cincinnati’s new 20-year property tax abatement. Homeowners will be required to pay an annual lot assessment fee of $1,800 for the 20-year abatement period, which will be included in property tax bills. There are no other communities in the region that offer this type of generous incentive to promote new home purchases. Additionally, there will be a $3,000 bonus provided to the first eight homes in the community that are certified as “visitable” or qualify for a LEED designation.
